How the process runs, step by step

1. 房东送达通知（欠租 3 营业日 / 违约 3 日历日 / nuisance 3 天） (from 欠租/违约). 欠租 3 营业日；违约 3 日历日；nuisance/waste/criminal 3 天 no-cure。
2. 房东向 District Court 提起 unlawful detainer 诉讼 (from 通知期届满). 通知期届满未纠正，房东起诉；租客仅 3 营业日答辩。
3. 判决 + 法警执行（Order of Restitution） (from 判决). 仅法院 Order of Restitution 由法警执行；房东不得自行换锁、断水电或搬物。
